Got the house

The owners agreed to the 60K asking price. Should we have gone lower? Well it seemed a reasobly cheap price for what we are getting. We will see as the process moves along. Now we have to get going on the septic and figure out what we are going to live in. After cleaning out the bathroom, I don't think the current structure is habitable short term.

More Negotiations.

After finding out the septic is going to cost more like 20K and that the road was priced at 15K
we sent a second offer to the owner of 60K. Although it was listed for 96K, I think they had an unreasobable view of the value of the property. We will see what they say. All our quotes are in, I'm also investigating the best option for replacing the cabin. I'm hoping for a modular or pre-manufactured home. Most of the pre-manufactured homes, I've seen have outrageous shipping though, as they are made back east. Not sure I would want a modular home either.

Inspections

Had the inspectors come out. Also got to take a look at the property again. I hadn't been back up here since the first time we looked at places. Putting an offer on the house blindly was a bit scary, but the place lived up to, or rather down to my expectations. The inspectors all liked the location, but agreed the place is in pretty bad shape. Not sure it's worth upgrading or just tearing down.
Still not sure on the septic, it appears that it's just draining into an open hole. Not sure if that's old style maintenance or what.

Put down the offer.

Haven't been back, but we put an offer on the place in West Point by the creek. Initially offered at 98K, but they say the septic is questionable. We offered 80K, which allows us some funds to grade and gravel the road and put in a new septic if needed. We also put in an inspection clause, mostly so we could drop out at any time, as nothing in there will have a good report.

Back from the Sierras

We saw a bunch of terrible places. It seems foreclosures or living up there allows people to treat their places like dumps. A couple of nice houses, but the land was situated oddly. One place we liked has a pretty run down cabin on it. But it's remote and nicely situated on a creek bed. There's also enough room to put up a new place if we want.
We're thinking of placing an offer on it.

There's gold in them there hills

Well not sure about gold, but there is cheap real estate, and close enough to drive to.
We're going up to look for an isolated area to get away from the noise of the city.
We've got about ten places around 115K. We're hoping one of them turns out to be a winner.
We combined this with a trip to Yosemite. Gonna be a lot of driving, we'll see how far it is to Yosemite from here.
